The community of Abasand Heights – known to most Fort Mac residents simply as "Abasand" – is a quiet, friendly community located close to Fort McMurray's downtown area. Set on a hill between the valleys formed by the Horse River and Clearwater River, Abasand overlooks the west side of the valley and is surrounded by greenbelt, offering many of its residents amazing natural views of the boreal forest and river valleys right out their back windows. Abasand's unique narrow north-to-south shape focused along Athabasca Avenue gives this community the distinct feeling of being isolated by wilderness even though it's a mere five minutes drive from downtown.

Though Abasand is an older subdivision of Fort McMurray, it is still a smaller community, especially compared to the larger subdivisions of Timberlea and Thickwood. There are approximately 5,400 people living in Abasand homes, which makes up about 7% of Fort McMurray's total population. The Abasand real estate stock is made up of about 1,800 homes in a mix of styles and sizes, from detached two-storey, bungalow, and bi-level homes to townhouses, duplexes, and a considerable selection of multi-family condo developments. The ownership rate in Abasand is quite high, with 70% of residents owning their home, leaving only 30% as renters.

Abasand's greatest strength is its proximity to downtown Fort McMurray and all it's service area. This community is hands-down one of the best places to live in Fort McMurray if you want to be close to shopping, services, restaurants, schools, and recreation.

The Northern Lights Regional Health Centre is minutes away, as is the primary shopping corridor of Franklin Avenue, with access to banks, grocery stores, big box stores, restaurants, and professional services. Keyano College is only 10 minutes away to the south, while MacDonald Island is easily accessible to the north, also only a 10 minute drive from Abasand.

Abasand's central location means it has quick access to Highway 63 via Abasand Drive, making both the southern communities and the northern oilsands projects accessible. The airport is only a 20 minute drive from Abasand to the south, and the Vista Ridge Ski Hill is only 30 minutes away.

Surrounded by forested areas, Abasand provides great access to recreational parkland. In addition to school parks and the Simons & Lucas Park in north Abasand, the community is surrounded by multi-use trails, including a paved trail connecting Abasand and Grayling Terrace. This is a great area for outdoor enthusiasts, with quick access for hiking, biking, quadding, cross-country skiing, and other seasonal outdoor pursuits.

A popular community for all types of home buyers, Abasand Heights has a wide mix of real estate at a variety of different sizes and prices from starter homes right up to luxury properties, making this a great "move up" community in Fort McMurray. The community's smaller size and location right next to downtown definitely makes this area a favourite.

Abasand also has some great options for first time home buyers to get started in the Fort McMurray real estate market, with a wide selection of condos, townhomes, and detached homes available at entry-level price points. River View Heights in Abasand is a charming neighbourhood of jewel-box detached houses in a variety of styles, all featuring open concept design and smaller footprints, making this area a favourite for young couples and families. Townhouse and condo developments can be found in both central Abasand between Abasand Drive and Albion Drive, and in the southwest portion of the community.
