The community of Timberlea is one of the largest subdivisions in Fort McMurray, and is located in the north west corner of the city. Established in 1986 as a residential area, almost 35,000 people now live in Timberlea neighbourhoods, up from 7,300 only ten years ago, which makes Timberlea the fastest growing community in Fort McMurray. One of the most popular areas of Fort McMurray, Timberlea continues to expand to the northwest and northeast with more exciting new residential developments popping up every year.
The community of Timberlea is one of the most popular residential areas in Fort McMurray, with both new and mature neighbourhoods to choose from. This area is perfect for families and is home to the only Junior High and Middle Schools in the city. There are over 10,000 homes in the community, with around 60% of Timberlea real estate being single family detached style houses and 40% being a mixture of townhouse, condominium, and rental apartment housing. 70% of people in Timberlea own their home, while the remaining 30% rent or lease. Bordering Timberlea to the south is Birchwood Trails, an expansive urban parkland with over 120 kilometres of maintained multi-use trails adored by walking, biking and jogging enthusiasts. In Cartier Ridge in northwestern Timberlea is the Syncrude Timberlea Athletic Park, Fort McMurray's premier outdoor sports and recreation area featuring a trail network, ball diamonds, soccer and lacrosse fields, and indoor and outdoor hockey rinks. The sledding hill is particularly popular with Timberlea families during the winter months.
Access in and out of Timberlea is fast and easy, making these neighbourhoods top picks for commuters. The nearby Highway 63 heads north toward the nearby Alberta oil sands projects, while to the south the Fort McMurray airport is a mere 20 minute drive.
