Set the Right Price - (CMA) Comparative Market Analysis

  • Initial interview about your property
  • Visit the property together for a review
  • Thorough market analysis to determine the correct price range
  • Personal review of home evaluation

Paperwork To List Your Home

  • Overview of all the required documents to officially start the process
  • Sign Consumer Relations Guide
  • Seller Brokerage Agreement & related Addenda
  • Listing Agreement & FINTRAC

Paperwork To List Your Home

  • Review the checklist to help you prepare to sell your home
  • Keys & Lockbox
  • Staging your home
  • Photos & measurements
  • Front signage
  • Officially listing your home on MLS Marketing your home

Showings and Screening Offers

  • Schedule viewings with potential buyers
  • Finding the right buyer for your home

Presentation of The Offer

  • Offer from the prospective buyer will be presented
  • Thorough review of the contract
  • Determine conditions & terms of the offer

STEP 7:

Negotiations

  • We negotiate in your best interest
  • Provide you with the right tools to help you make informed decisions (subject to Representing both Buyer and Seller).

STEP 8:

Acceptance

  • Mutual acceptance of the offer to purchase
  • Send paperwork to lender, lawyer, & other parties
  • Provide full accounting of any deposits

STEP 9:

Conditions

  • Mostly Buyer's conditions - need to be satisfied to complete the sale
  • Common conditions: Financing, Inspection, Sale of Another Property, etc.

STEP 10:

Unconditional Offer To Purchase

  • Mutual satisfaction of all conditions
  • Legally-bound contract - lawyer completes conveyancing of mortgage & ownership represented on title

STEP 11:

Possession/Closing/Move-In Day

  • Transfer of all monies to complete the sale
  • If there's any delay, lawyers will inform you of the next steps, including any additional costs Key release to the buyer
  • Congratulations! Your home is now SOLD!
